Pros
- Historic building
- Modern interior design
- Complete office setup
- Has a bike storage area
- Has a Mother’s Room
- CCTV monitoring
Cons
- Located in a busy area
The Expansive Katy Building is one of the few historic buildings that are still operational to this day. It was built in 1914 and continues to house plenty of companies.
We think that despite being built in 1914, Expansive has done a great job with renovating the space to fit modern tastes. It sports a historical facade reminiscent of past architecture, while its interior design is a vibrant and modern coworking space.
Something we’d really like to highlight is the Katy Building’s amenities. With its conference rooms, coworking membership, dedicated desks, and private offices, we think this is the best place to foster a productive start-up company.
The Katy Building also has bike storage rooms for employees who bike to work, including a mother’s room to give its working mothers a private space. We like that the Mother’s room has a dedicated refrigerator, locked doors, and electrical outlets.
Despite having only eight floors, the Katy Building has enough space for storage rooms and different office sizes fit for small to medium-sized companies. It even has an events space for company parties and other functions.
As for its security, Expansive is extra careful as the building is open 24/7. Employee tenants are issued access passes and other security measures such as a CCTV system, fire alarms, and security guard detail.
We also like its location as The Katy Building is in the heart of Dallas’ commercial district. It’s in an accessible spot near other office spaces, parking buildings, and the Eddie Bernice Johnson Union Station.
Overall, The Expansive Katy Building is a great place for people to work even if they live outside of the city. Just be mindful that this area can get a bit too busy and crowded.

Pros

- Has good amenities
Cons
- Closed on weekends
When it comes to flexible working spaces, we think WorkSuites Dallas offers the best for any company – whether a start-up company or a well-known company’s remote branch.
On this list, WorkSuite offers the most variety of office spaces. Its Dallas branch can accommodate coworking spaces, private offices, virtual offices, conference rooms, and even an events place.
Location-wise, WorkSuite operates in the busy commerce district block south of Lovers Lane. It is right beside the DART rail stop and multiple parking buildings, making it an accessible place for workers.
As for its amenities, we like that WorkSuite understands the importance of an employee’s well-being. It offers a lounge in a common area that serves meals to order and a gym for pre-work or after-work fitness sessions.
The company also offers fitness classes and other communal events open to companies that lease and rent the building.
Another thing that we like about WorkSuites is its philosophy of being brand-first. As a working space, WorkSuites does its best to protect the brand of the companies they work with instead of its own.
This aspect means that companies can make their own space without the WorkSuites branding feeling too intrusive. We recommend this, especially for new companies trying to put their brand out.
Companies thinking about leasing office space in WorkSuite will be pleased to know that its security is top-notch. There are CCTV cameras along key areas in the building and a 24/7 security detail that enforces a strict, No ID, No Entry Rule.
While tenants are allowed access to the building 24/7, its management only works until 5 pm. Any concerns made outside of regular working hours will be addressed the following day.

Pros
- Flexible payment options
- Fully furnished office spaces
- Has fiber internet
- Has many locations
- Compatible with a virtual office setup
Cons
- Located in a busy district
We think that when it comes to flexible office space leasing, CityCentral offers the best rates in the city. This place stands out from this list as the only one that offers an option for daily rentals.
We think CityCentral is ideal for companies that need to do an emergency meeting, should a company need a meeting place on short notice.
Of course, it also offers standard leasing contracts, depending on the type of space.
We also think that their payment flexibility is also great for start-up companies making their way up.
Furthermore, its amenities include the standard fully-furnished office spaces, fiber optic internet connection, coworking spaces, a lounge area, and many more.
CityCentral also offers a virtual office setup for companies that need an address. Its management will handle packages and mail for its clients, as well as function as a phone answering service.
When it comes to location, a great thing about CityCentral is that it has a lot of branches. It has offices in North Dallas, Fort Worth, Uptown Dallas, East Plano, Plano Legacy, and Richardson.
These are all great places to rent as management has placed its working spaces in high-volume areas close to parking spaces and train stations. Be warned, however, that these areas are financial and commercial districts that can get very busy.
We also commend CityCentral for its commitment to securing its workplace. However, its concierge security and parking staff will only allow entry to those with proper credentials.
Moreover, it has contingency plans for emergencies like fires and earthquakes. Finally, like any good office space, it has CCTV cameras in the right places so that any disturbances are recorded.
4. Venture X – Uptown Dallas

Pros

- Top-notch security
Cons
- Management is only available until 6pm
Venture X is an office space leasing company with branches all over Dallas. It has three locations: Braniff Centre, the Galleria, and the Park Cities at Campbell Center.
With this many branches in Dallas alone, we think this is an accessible place for small to medium-sized companies to start an office. One thing we like about its various locations is the accessibility through nearby bus stops, train stations, and parking lots.
We like how Venture X lives up to the modern-day office environment. Its sports meeting rooms are furnished with the latest desks, monitors, and chairs that make presentations seamless, even for the most technologically-challenged employees.
As a coworking space, Venture X excels in bringing together like-minded businesses through inter-building events and parties.
There, companies will be able to network and brainstorm with each other to collaborate on future projects that foster growth in both companies.
Future clients intending to lease an office space will find that the management staff is easy to reach. Whether through email or phone calls, Venture X’s team can provide potential clients with the necessary info on leasing rates, and avaiable spaces and even schedule a guided tour.
As far as security goes, Venture X takes an extra step by issuing access cards which will be the only way to get through security. Its buildings also have a 24/7 CCTV monitoring team in case of emergencies.
As for its downside, other than the CCTV monitoring team, Venture X’s management only works from Monday to Friday until 6 pm. Night-shift concerts will most likely be addressed the following day.

Cons
- Management can be hard to reach
St. Paul Place aims to provide the best working experience for Dallas companies and does it well. It prides itself on being the state’s premier boutique office building with modern amenities that encourage a work-life balance.
The building has four large conference rooms that companies can reserve on short notice. Furthermore, the spaces already have hot desks, coworking spaces, and even a communal lounge area stocked with local coffee and beers.
Another great thing about St. Paul Place is that the entire building is outfitted with the latest fiber optic internet to ensure that work stays consistent throughout the day.
Moreover, the management guarantees that its internet will never have problems. True enough, many clients we spoke to have confirmed their claims.
We recommend this building for companies of all sizes. From small start-up teams requiring cue spaces to mid-sized companies in need of private rooms, St. Paul Place has accommodations for them all.
On the downside, we noted that the management is occasionally difficult to reach. Nonetheless, we’re glad to see that they quickly resolve issues through phone or email once notified.
Finally, we like that St. Paul covers all the bases concerning security. It has a 24/7 CCTV monitoring system and a plethora of security guards either stationed in entrances or roaming around the building in shifts.
